Mortenson is the developer and builder for phase one in Discovery Square, a vibrant urban life science hub that is part of the Destination Medical Center (DMC) initiative—the largest public-private economic project in Minnesota's history.

Designed by RSP Architects and HOK, the four-story, 90,000-square-foot building supports life science research and innovation. It aims to accelerate the translation of promising health-related therapies and technologies into better health outcomes for patients. The design emphasizes a tenant-focused, amenity-rich environment with flexible, open workspaces and central common areas, enabling tenants to adapt to the fast-changing life science industry.

Discovery Square will serve as a bridge to the Mayo Clinic's mission, with the clinic occupying 30,000 square feet across three floors as the anchor tenant. This integration fosters a collaborative and innovative environment where tenants can work alongside top professionals in Rochester on real-world, life-changing solutions. The building promotes high-level collaboration for sharing ideas, testing, and delivering new products.

The design, guided by a vision for forward-thinking research, extends Mayo Clinic’s collaborative culture. It enhances science-driven collaboration and creates a community feel with public amenities and event spaces on the ground level. Discovery Square is set to become a catalyst for the new live-work-play district in Rochester, providing opportunities for jobs, innovation, and economic growth, and fulfilling the mission of building America's City for Health.
